Crosstowne Properties Ltd. (“Crosstowne”), a real estate development company with offices in Springfield and Columbus, Ohio, is excited to confirm that it has reached an agreement with Community Mercy Health Partners to purchase approximately 14+/- acres near the northwest corner of North Fountain Boulevard and McCreight Avenue. The site was previously occupied by Mercy Hospital for more than 60 years.

Crosstowne and Mercy Health, in cooperation with the City of Springfield and neighboring residents, will seek approval to develop and build about 50 high-quality single-family homes featuring exterior masonry and low maintenance components, attractive architectural elements, open floor plans, bedrooms with en-suite bathrooms, attached parking, and plenty of storage. The developer envisions detached patio homes around the perimeter of the site. The interior of the site will likely include additional housing units and a water detention feature.

The Mercy Imaging and Lab Center and pediatric rehabilitation facility adjacent to the site will remain operational and undisturbed during construction.

Separately, Crosstowne has also agreed to purchase from Wittenberg University approximately 3+/- acres at the northeast corner of North Fountain Boulevard and McCreight Avenue. That site was formerly occupied by the Jefferson School.

On the Wittenberg site, Crosstowne, with Wittenberg’s support, will seek approval to develop and build a high quality mixed-used project including townhome style homes and potentially a small retail component. Crosstowne will master develop both sites in a harmonious, complimentary, and walkable manner, including on-site amenities, and in a way that revitalizes this portion of the north
side of Springfield, and the northern entrance to the university neighborhood.

Between both sites, it is anticipated this transformative project could provide more than 150 housing units of varying sizes and price points with an initial investment of more than $40,000,000.

The patio homes will be comprised of 2 and 3-bedroom units, with optional upstairs bonus suites.

Any apartments, if approved, would be 1, 2 and 3-bedroom units. Crosstowne is proud to work on this local legacy project that will revitalize this once vibrant corridor in the heart of Springfield. Crosstowne understands the City of Springfield has a critical shortage of new quality housing stock at all price levels, with most surrounding housing options being extremely antiquated. The developer intends to collaborate with the City of Springfield, Mercy Health, Wittenberg University, neighbors, local lenders, and its experienced team of professional subcontractors to deliver new quality housing units to the Springfield community that will be attractive, desirable, value oriented and as affordable as possible.

All new housing developments are challenged today by record high material and labor costs as well as the highest interest rates in more than twenty years. The developer hopes to work with the

City to pursue available public/private incentives which will help the developer provide the community with more affordable housing options. The properties are located within the Springfield Revitalization Community Reinvestment Area (CRA), making the homes eligible for 100% real estate tax abatements. In addition, Mercy Health is working on the possibility of offering housing assistance to its employees.
